A party wall surveyor is a person who specialises in resolving disputes arising under the Party Wall etc Act 1996.

“The Party Wall etc Act. 1996” was enacted to provide a framework to enable property owners to carry out certain proposed building works which may have an effect upon an adjoining property whilst protecting the adjoining owners (neighbours) insofar as they may be affected by the works. It is also the intention of the Act to prevent costly court proceedings ensuing between neighbouring parties.

The Act applies to the following basic situations:

  1. Building on a “line of junction” (i.e. boundary) that is not already built upon.
  2. Undertaking various works to an existing party wall or a boundary wall.
  3. Excavating within certain distances of an adjoining property.
